I agree with a few of the postings here. Very often, landlords do not check credit or care about it. If it comes up, be truthful. I'm going to take a wild guess and say that 25% of the population is having credit issues now. References are very important. Send me an email if you would like a generic rental application that I send out to potential renters. A neat, complete rental application goes a long way.
On the flip side, be wary of a landlord that is too easy to take renters with so-so credit. They may be a little too eager to get you in there.
It would depend on what a "good neighborhood" means to you. If you want more of a tourist feel Cocoa Beach might be the place you would like to land. If you are looking for a small town feel that has less tourist amenities perhaps you want to look further south to Melbourne Beach. While the areas are close in location they are extremely different. When I moved from the north I found that staying in a condo for 6 months helped me to get a feel for the area before I made the major investment of buying a home. Because we have so many great snow bird rentals available it might be a good option for you.

Some things to think about other than driving a long distance to a walmart :) Make sure that you understand what it means to have an aerobic septic system if the property you are looking at has one. It may mean that you have to have a maintenance agreement with a septic company, bi-annual inspections and additional electric costs associated with a pump that must run 24 hours per day. Many homes in the palm bay area have these new systems and sometimes homeowners from other areas are not informed as to the commitment they are making when buying a home with a system like this.

Most areas in 32927 are on septic system, especially the areas in Port St John that are west of the rail road tracks. East of the rail road tracks they are mostly sewer with the exception of a few streets. You can always contact the City of Cocoa water department with the address and they can confirm if it is septic or sewer.... more
