You can pose your question at www.lawguru.com and get it answered by a lawyer for free.
Whatever you may do, you should document these incidents, and communicate your request for repairs to your landlord in writing. If the owner has recently replaced the AC, it would seem to me, that it would still be under warranty ? I think, that ca law allows tenants to get emergency repairs done if it is not performed by landlord after 3 days. But you may want to verify this at lawguru and pose the question to an attorney who is knowledgable about ca real estate law.
