I am sure you are aware that your timeframe is going to be difficult as the places that will be available to you typically short-term rent and Mid-Dec thru March is the biggest short-term rental timeframe of the year. Thus, be prepared for some $$$$ prices.

As an example, I have a place i short-term rent in Moab. If someone wanted to come out for the entire month of September (prime rental season in Moab), I would quote them how much I would typically make during the month of September renting to various groups for typically 3-5 days here and there.
Thus, where a year lease of a 3 bdrm might be $1400/mo for the year, my quote for the month would be ~$4500 for the month as that is ballpark how much I brought in short-term rental wise last September.

I would look at the following:
1) the major short-term rental sites. VRBO.com, homeaway.com, flipkey.com
Start inquiring with owners and seeing what the rates would be.

2) keep an eye on the local newspaper classifieds (Summit Daily News)

3) Look at Craigslist as well as put up a free post on Craigslist and update it from time to time.

If nothing much is popping up, expand your search around the County. I know 2 years ago, my cousin whom lives in Denver found a winter rental but it was down in the Wildernest area. Wildernest does not pick up as much short-term rentals as Copper/Breck, thus might find owners in this area that are more open to guaranteed income over the winter.

Best of luck.

Iva, great question about any possible recourse based on a potential $50,000 fix. Have you had a chance to speak with your realtor? I wonder if it would be a good idea to speak with a septic tank professional to see what type of shape your current tank is in. It might be in great shape ready to last for years. I wish you the best. http://www.earthsafeaustralia.com.au/products-and-services ... more

I wouldn't rely on a site like Trulia for rental listings. Try contacting a local property management company!

Michael,

Your best bet up here is to check out the rockies.craigslist.org site and the Summit Daily newspaper. Also, we tend to get a lot of properties come on the market for rent in the next 2 months. ... more

Craigslist tends to be the best option for our area. Also there are other property management companies that do long term rentals that could help as well. I would also look at:

http://www.wildernest.com/long-term-rental-units

If you are still looking to relocate the I would be happy to send out an email to my colleagues to see if any of their clients have properties not advertised in the usual areas. Let me know if you need more help. I am a local to Summit County and have various points of contact.

I hope this helps as well!
