Let me answer your question with a question: If you buy a home with no money down and let's say the roof starts leaking a few months after closing -- would you have sufficient money to repair or replace the roof? What about the AC/heat? The costs associated with owning a home are many, so you should consider whether you will have the money to maintain the home as well.

Another consideration -- there are other costs associated with buying a home besides a down payment. Closing costs, hazard insurance, survey, title insurance, inspections. Have you budgeted for those items as well?

Only you can weigh all the factors and decide if buying a home makes financial sense for you. But be sure that you are considering all potential expenses, not just a few. That way you won't have unpleasant surprises down the road.

I would suggest that you consult an attorney. It's my understanding that Medicaid is a federal and state program and that can easily translate to a whole bunch of red tape. Have an attorney involved!

A CMA is a Comparative Market Analysis. This report is an analysis of what properties are selling per sf in the market and is created by a real estate agent for a seller to provide the best value possible based on appropriate comparable properties to the one in subject. When possible only recently sold coms are used but there are times that the market is so fast passed that active and pending comps need to be used. Also, this report is also the closest thing to an Appraisal, which will prove to be the best source a seller can rely on to appropriately price his home for sale in the market and avoid appraisal issues when under contract with a qualified buyer.
