A CMA is a Comparative Market Analysis. This report is an analysis of what properties are selling per sf in the market and is created by a real estate agent for a seller to provide the best value possible based on appropriate comparable properties to the one in subject. When possible only recently sold coms are used but there are times that the market is so fast passed that active and pending comps need to be used. Also, this report is also the closest thing to an Appraisal, which will prove to be the best source a seller can rely on to appropriately price his home for sale in the market and avoid appraisal issues when under contract with a qualified buyer.
