How are you doing? Happy Sunday to you. Crime rate in an area is one of those touchy topics as Realtors that we can't really comment on. As Realtors we have to adhere to strict codes, rules and regulations. Like I always tell people,if you want a crime report, go to the Police Station. And since this is an assignment with the University of Maryland maybe you should talk to the people who live in the neighborhood/area.

There are so many factors that have already noted below in other responses. Sometimes it can even come down to a letter from the buyer to the homeowner as to the reasons why the want this property i.e. it has amazing backyard where my kids will be able to play for years to come. if all other factors are equal, a personalized letter may move a seller to go with that offer.

Unfortunately that is not correct. Price is not the only consideration in an offer. And if you offer MORE than what the property is worth via an escalation clause, a savvy listing agent will not consider that offer valid. Sellers are looking for the best offer to meet their terms. This may include timing to close, possibility of a rent back, buyer qualification and loan type (conventional, VA or FHA), how much money the buyer will be putting down and whether or not there is an inspection contingency or other inspections. ... more

Rene, generally, if the house is already built, it just means that the plumbing is there for a 3rd bathroom but there is no actual bathroom there. Having the plumbing already there makes it easier/less expensive to put a bathroom in when you are ready to do so than if the pipes were not there.
