Real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods, therefore research further on your own. Perhaps visit the school, ask for a tour of the facilities, speak to the superintendent, principal, teachers, etc., then determine if your confort level can be reached; don't simply just entertain what other people think or say, another's opinion may not be anywhere near the best thing for you. There is actually a shortage, not a glut of homes in the Tampa Bay area at the moment, forcing prices up. As prices go up, resale homes get closer and closer in price to new-homes. But the new homes are built with energy efficient components which are quite costly i.e, double pane windows, radiant barriers, 14 SEER air conditioners, etc. not to mention a 10-year warranty, and many builders are including granite countertops and wood cabinets in the kitchens along with tile flooring. Perhaps a year ago, resales were better because there was still a glut of homes on the market, but now, it is my opinion that new homes are the better value. Property tax assessments are based on many factors - whether or not the property is homesteaded, number of years homesteaded, etc - none of which reflects what a property is "worth". A property is worth what a buyer is willing to pay for it at any given time. For an accurate estimate of "worth" today, you can ask a Realtor or an appraiser to give you today's value.

Sometimes Townhouses will collect on a quarterly basis so just be sure before you make an offer. Also you may also want to ask for a copy of the association's most recent financial statements and reserve account balances. You would be wise to include this request as part of the contract as most HOAs and Condo Assns will not release their financials to anyone other than an owner.
