EZ Ride Shorelink Shuttle bus service has (or had) a jitney during the summer that circles Bradley Beach, Ocean Grove and Asbury Park, w/ connections to Long Branch shuttles. Every half hour from 9 a.m. to 11 p.m. Fridays through Sundays from Memorial Day to Labor Day.

Hi Sam in this range near the beach in Bradley you will most likely find a small cottage or a condo. That is a tough range for a property in Bradley for a single family home. Usually any property in that range may require a great deal of work. I can certainly try to find you that property. Would you possibly consider Ocean Grove as well may have some opportunities there also.

In two words "due diligence". Ask for credit checks (yes, on a short term rental even if the Realtor who brings you the renter balks); interview the prospects (i.e., ask to meet them in person); and get an appropriate security deposit.

I currently have a client with a marvelous multily family rental home 1 block from the beach in Belmar and both tenants are stellar.

It's all in the effort u put into finding the right tenant.

There's a downtown, boardwalk (rides, arcades, beach), fishing, biking, northbound public transportation, lots of resaurants, etc. We are in Lake Como...there's not much for teens to do in the Belmar area....they always have to travel a distance to do anything fun. :o( ... more

Last year's stats for Belmar and Bradley Beach closed sales are as follows:
Belmar had 33 homes sell with a median sales price of 575K
Bradley had 28 homes sell with a medial sales price of 500K

If you are buying and comparing 2 homes, you do have to take the neighborhoods into consideration, though. Feel free to reach out to me with additional info.

You can also go to my website and click on the "market analysis" link to see the report for all the South Monmouth County towns I serve. It shows you the 2007/2008 stats. As you will see, not all the real estate news in NJ is doom and gloom. Our shore market is strong with many of the towns having better years in 2008 than 2007.

I live in Bradley Beach for 12 years and know the surrounding areas quite well. In comparing the towns you mentioned, Bradley is by far more conducive to a quieter existence. Belmar is noisy in summer and has a young rowdy crowd, Point Pleasant is same, must plan for the clubbers. Manasqan is similar but has busy roads around the housing areas that I have seen. For the money and lower taxes stick with Bradley and you might look at northern Asbury Pk. a town which is really on the rise, and has some great homes in the north end. Of course Ocean Grove but forget about parking and you do not own the land, leased by Camp Meeting. ... more
