No community pool in Lighthouse Cove single family homes. Lighthouse Cove SFH is the bstard, forgotten child of the Heritage Harbour Community. With HOA fees only slightly lower the the communities that actually have amenities. The Tot Lot is gone, anyone (non-residents of HH) can drive into the HH community and use the baseball fields, park and soccer fields. The soccer field is mostly used for residents of other communities to let their dogs defecate in, I barely see any organized soccer teams playing on the fields. ... more

We live in Wildwood Springs. Some of the largest square footage you will find in this area. Some very nice, with walled in private courtyards, carports, and gorgeous landscaping!

My son is 16 and attends Lakewood Ranch Highschool. He thoroughly enjoys the school and believes it is much better than the school he attended in Indiana. I also have a son entering Elementary School at Braden River Elementary. My fiance' and I toured the Elementary School and it's amazing that the schools all have computers as a fundamental in each of the classrooms. I guess it really will be death of the textbook soon! Both schools are highly rated and you can view the information about each at the links below. While some students attend private school here, most attend public school because the Manatee School System is highly rated for it's teachers and curriculum. Lakewood Ranch is an area that is east of Hwy 75 and can easily be accessed via State Road 64 or State Road 70. I live in Rosedale (1 mile from Lakewood Ranch) off of State Road 70 and Highway 75 and my drive is about 20-30 minutes to the beach at Siesta Key depending on traffic. Dear Chris,

In FLORIDA, and in GENERAL, all recorded liens must be satisfied in order for the seller to give you "clear title" at the closing. That means tha the SELLER pays for those debts that are liens against the property unless they have disclosed otherwise to you in advance and you have AGREED to pay those debts. (These could range from past due Homeowner's Association Dues to a water bill) The problem can arise when liens become known at a later date AFTER you have purchased the property. This is one of many reasons why we , as Real Estate agents and brokers, recommend that you retain your OWN closing agent to review documents and represent/protect your interests. In particular, I recommend an attorney for this function even though in the state of Florida an attorney is not required to handle a real estate closing. They can review all documents, perform their OWN lien and permit searches, review the findings of the survey that you DO need to get and advise you of any potential title or encroachment issues. I am happy to provide you with name and contact information of several firms that my clients have had positive experiences with for their closings. Just send me a prive e-mail and I will reply with that information.

There are a LOT of things that need to be considered when purchasing a property, especially if it is a Foreclosure (bank owned) property. An Agent who is educated, credentialed, and experienced can help you avoid many of the unpleasant surprises that can creep up during one of these transactions. Just look for designations like, SFR (Short Sale & Foreclosure Resource certification) or CDPE (Certified Distressed Property Expert) and talk to a few agents. Ask them about how many BUYERS they have represented who have purchased foreclosures and for name and numbers of those buyers so that you can get first hand information about the way that agent performed their professional services in those circumstances.

You may be able to get this information from the electric company for the address. They may be able to tell you the historical costs paid by the current owners. Of course if they keep their thermostat cooler in the summer or warmer in the winter you will not get a good estimate.

Websites don't always load the correct or all the information in the listing. Many sites download from the local MLS. First is to reveiw with your Realtor, if any corrections are needed in the MLS. That is the main source feed. Check the websites at times. You may be able to call or email corrections.
