I lived off of 59th st w for 5 years and yes noise can be an issue time to time when they have baseball games etc. You do hear the fire dept time to time but I don't believe its a very busy fire station so you may hear them like once a day. On the surface US interest rates may seem appealing but for the international borrower the rates can be considerable higher than for a local borrower. This is why we always advise our international buyers to get information from two lending avenues....a US lender and a lender from their country of origin. People are often surprised by what they find. It's always best to have a clear picture of what all of your options are and understand their impact.

There are lender affiliates from Canada that offer services here in the US that may be a viable option for consideration.

The removal of the wall itself can likely be done in a couple of hours if it's not a "load bearing" wall and doesn't involve electrical and plumbing rerouting. This shouldn't be too costly because you aren't involving any specifically trained tradesman.

Now once you have the wall out and you start tinkering with electricity, plumbing, dry walling, counters, etc. it can become more costly.

The fact that we have no idea of the configuration of your room and what your specific plans may be prevents responders from being able to provide you with specific information you require.

It depends on the context of the phrase. In my city there is a "maintenance free" subdivision where the homeowners association covers lawncare, exterior pest control, sprinkler system, annual pressure washing of the home and every 5 years they paint the exterior. The homes are all single family homes or villa homes that are modern side by side duplexes. The community also has 2 pools, tennis, club house and is gated. The monthly maintenance runs in the low$300s. If that type of lifestyle interests you, it is located about 5 miles south of Daytona Beach. It is not an age restricted community and has a nice mix of, young professionals, families, retirees and snowbirds. I can assist you with resale homes or new construction.

You got to love short sale options. They are like a challenging maze with seemingly no exit. Depending on the type loan the home owner (seller) have and the bank (investors) involved with the mortgage, it's possible to offer 40K less. Some government backed (secured) loans may only accept offers based on a tiered pricing structure like 89% less FMV first 30 days, 85% less FMV second 30 days, 82% less FMV third 30 days, as an example. In short sale options, cash is not necessarily king in these deals.

Before making an offer please ask what type loan is it then proceed accordingly. This may save you lots time, effort, and money. Good luck to you!
