Of the two, I would say River Strand, being newer, has better tennis options. However, because it is a country club community you do have more annual costs than in Stoneybrook. So there are trade offs.

I have had buyers want to come in for measurements before as well, normally the seller will allow them in to do so, however I have had some sellers who would not allow it due to a disagreeing after home inspection. *Such as buyer requesting too many fixes/upgrades. My son is 16 and attends Lakewood Ranch Highschool. He thoroughly enjoys the school and believes it is much better than the school he attended in Indiana. I also have a son entering Elementary School at Braden River Elementary. My fiance' and I toured the Elementary School and it's amazing that the schools all have computers as a fundamental in each of the classrooms. I guess it really will be death of the textbook soon! Both schools are highly rated and you can view the information about each at the links below. While some students attend private school here, most attend public school because the Manatee School System is highly rated for it's teachers and curriculum. Lakewood Ranch is an area that is east of Hwy 75 and can easily be accessed via State Road 64 or State Road 70. I live in Rosedale (1 mile from Lakewood Ranch) off of State Road 70 and Highway 75 and my drive is about 20-30 minutes to the beach at Siesta Key depending on traffic. The HARP Home Affordable Refinance Program is for those who are not behind on their mortgage payments but have been unable to get traditional refinancing because the value of your home has declined. HARP is designed to help you get a new, more affordable, more stable mortgage. HARP refinance loans require a loan application and underwriting process, and refinance fees apply.

You may be eligible for HARP if you meet all of the following criteria:
•The mortgage must be owned or guaranteed by Freddie Mac or Fannie Mae.
•The mortgage must have been sold to Fannie Mae or Freddie Mac on or before May 31, 2009.
•The mortgage cannot have been refinanced under HARP previously unless it is a Fannie Mae loan that was refinanced under HARP from March-May, 2009.
•The current loan-to-value (LTV) ratio must be greater than 80%.
•The borrower must be current on the mortgage at the time of the refinance, with a good payment history in the past 12 months.

This is my understanding of the program, however, again, I am a REALTOR not a Mortgage professional. I suggest calling Carolyn at your earliest convenience.
