In that paticular development the recent sales are either short sales, or foreclosures and selling anywhere between $285,000 and $310,000. These are well worth it if you can find one that doesn't need a great deal of work put into it. It seems that they are selling quickly, as this is prime price range for first time home buyers and to get one which would include the tax credit.
