Where did you get that figure? I seriously doubt it's that high. It's true that some homes are sold "off market" because agents network with other agents, but it's really not in the seller's best interests to sell without being marketed in the MLS. If you're a buyer, then your best bet is to hire a REALTOR as your Buyer's Agent. It really doesn't matter what brokerage they work under. Every agent has access to every listing via the local MLS. You want to find someone who you connect with, who has a good track record of getting deals done and having happy customers. You can try asking around to family, friends or co-workers and get a referral. Or, give me a call, I'd be happy to help you. :). I've been in business for 10 years and have helped hundreds of buyers and seller successfully buy and sell in the Boulder County area. I used to work for a big brokerage, but decided to become independent 7 years ago when I realized they were just taking a large chunk of my commission and not really providing any real value to my clients. Any agent who has access to BOTH MLSs can help you find a home. And a good one will go "above and beyond" to find the right place for you.

Update: Sites like Redfin show you all the previous history of a property things like when they got on market, if there were any price reduction, if they went under contract and if they came back on market, what price did they sell before and its all public data.

Accidentally, I realized that where it lists this data in this particular case that the property was last sold in 2014, that field is actually a hyperlink and clicking on it I landed on webpage which essentially was archival of property's description/advertisement in 2014, where it clearly stated that the property was indeed a 3 bedroom and unfinished basement in 2014 as opposed to 6 bedroom and finished basement (thats how it is being advertised now).

So I guess I can prove in the courts now.

New twist in the story:
When I signed sellers disclosure document it was e-contract (search CTM e-contracts), when I confronted the sellers agent she went all screamy/yelly on me and said what do you mean we did not (to be continued.)

Depends on how badly you want the house! This is usually something that can be negotiated between buyer and seller. If they seller can't afford to pay for a new septic, then they could at least credit you $$ and let you handle it yourself. What does your Realtor say?
