In northern Illinois, our contracts state that the house will be turned over in essentially the same condition as it was when the contract was written.

If the house fire changes that condition... I would imagine that the contract could be cancelled. ... more

I don't like the idea of a price reduction just for the heck of it. Too many agents toss these around without really having any strategy. There needs to be a fact-based reason for it - and the reduction amount should have a purpose. Have other condos sold around you recently? How much did they get and how long were they on the market? What data did your agent use to come up with the initial price and why does your agent believe that list price was wrong now?

Here's one thing that pops into my head: A condo is more likely to appeal to a single person or couple without kids (which I think you get). Your current photos scream KIDS even though I can see that you've made a major effort to be tidy. You might want to consider re-doing a few of them.

Your kids' room has a ton of toys even if they're neat. I'd take the vast majority of those out for picture reasons.

The office space is also neat but very cluttered. I'd take a new pic with the pile of shoes and the desk's contents removed.

I'm betting not but if there's a way to photograph the master without the crib, that might help too.

One of the photos has a bouncer reflected in a mirror.

What are your concerns with listing with an agent? Is it commission? Amount of paperwork? Contracts? We can work with you on all of this, including potentially a reduced commission which is what generally gets for sale by owners to work with agents. Keep it a clean process and get the top exposure for your property (which generally results in top price, too!) ... more

Lakeview Drive falls into the Zionsville West Middle School and Stonegate Elementary. You best option is to visit the schools website to pull up the boundary map by following this link>

Joel Abney answered:
Let me know when you plan to visit. I know a few other expats that you would really enjoy meeting. I have helped several find homes or town homes to rent and later purchase.

One thing to consider, based on your previous question, is which school you choose in Zionsville. If you decide to choose the school first, some areas of Zionsville have very few rentals. If you select one of those specific elementary or middle schools, you would potentially have to move schools, when you buy a home, after renting.

Zionsville is very particular on which school within the district children attend, based on where they live. As Zionsville is a small town, most of the apartments and rentals are only within the district of a few of the Zionsville schools. If you select the other areas such as Union Elementary or Pleasant-view Elementary or Zionsville Middle School, it might be more difficult to find homes to rent unless you consider townhouse apartments, such as Quail Run. There are always homes for sale in these districts but not as many homes for rent. It can sometimes be an issue of timing like a needle in a haystack. Many people rent in one area then buy in another but this would involve switching schools. If this is a major goal not to switch later, Boone Meadows elementary or Zionsville West Middle, would give more rentals and affordable homes to choose from than some of the other areas. Conversely, if your heart is set upon one of the other areas of Zionsville, you might want to consider buying if you cant find the rental you desire initially. Either way, Let me know if I can help.
