Staging is great, but it doesn't work miracles. I agree that the market, the cost of staging, your price point will all be influential in your decision. Some agents do light staging as part of their services, we do.
Paying thousands of dollars for full furnishing probably isn't. Discuss it with you local agent, look at your competition and recently sold homes in the area and decide.

I think this depends on the condition of the appliances. It sounds like they are in good condition and I probably wouldn't go through the effort of replacing them if I were you. I don't think it'll make that much difference in the end. Just worry about thinks that will significantly increase the value of your home. ... more

As you see from the comments below, manufactured homes are difficult to sell in this market. Luckily our firm has come up with some creative solutions for such situations, primarily through owner financing or a lease option. We can screen the buyers to have good stable incomes and ability to care for the property. We also help buyers to eventually get a bank loan, which may require credit repair. This solution can put money in your pocket every month rather than letting a vacant home deteriorate.
