You agent is also required to put your needs in front of his or her own per the agency disclosure you shoudl have signed when submitting the offer. It's hard for a computer to tell the difference between homes. As long as the homes are of a similar size and age automated valuations will take them into account. There could also be errors in public records that affect either your home or the comps. There is a new website in San Diego called that focuses on returning very accurate pricing....J.R. Thrasher

As a Realtor, I've seen similar problems with attorneys. Individual practitioners that don't employ a staff and don't answer phone messages, emails or faxes should not be doing business in real estate where replies are time sensitive per contracts (in this part of Illinois, the attorneys take over once there is a fully executed contract). I recommend lawyers that do answer in a timely fashion, but some of my clients persist in selecting those that don't...or the other side in the deal has that problem. ... more

In fact we are currently buying distressed properties in Vista, Bonsall and Fallbrook, rehabbing them and turning them out as lease options or rent to own if that makes any sense to you.
