I purchased a quick delivery home- the 1st home sold in a new neighborhood. It was non stop delays. They pitched the home as a 'move in June 2016'. And the home was completed by then but... The gas lines werent even in the neighborhood until September of 2016. Inspections also needed to be completed by the township. All of their homes quick delivery homes sat empty until the very end of September-November ...After the start of the school year.
We had constant delays due to poor or no planning. They persuaded me to use their finance company & promised they would complete contracts to be eligible as a PA home lender. (Pa offers incentives) By the end of September they still were not an eligible PA lender. I dropped the incentive so I could move in. I moved in, but it is a real construction zone. They had contractors building from 7 am to 9pm or so at night, 7 days a week and holidays. The trash was all over our lawn; food wrappers and construction trash. The sewer drains are full, dead frogs are floating in it. The sales people allowed potential buyers to tour model homes independently, so I've had strangers walk in our home, try a door handle and look in our windows.
On to quality or the lack there of... When I have brought up issues up with the home, they tell me they only fix it once so we need to wait until our 11th month. The support beam for the deck has cracks in it. After my insistence he replaced one of them. He said they always have cracks and aren't needed. Funny the model home doesn't have them. My basement floor has a crack coming from the sump pump. They refuse to fix it because it isn't wide enough. Its 2 feet long. The garage floor has a 9 x 4 inch divot in it, they said it can't be fixed because the cement won't adhere to a new cement filling. The wall in the family room protrudes in the middle. I'm told it's 'probably just cosmetic'. The floors all creak upstairs. The floor at the master entrance has a 2 inch gap in the floor board that you can feel thru the carpet when you walk. The tile in the bath is starting to pop because the wall in the bath is not even. The grout in the showers had cracks by the 3rd month in the home because 'the contractor used a product that shouldn't really be used for showers'. Pulte won't fix it.
What isn't delayed or dismissed... the HOA fee! They collected 11 months upfront at closing. What isn't opened? The pool! They are actually saying they are opening it on August 19th- 9 days before school starts and 2 weeks before end of summer! PA is in the northeast- pools close on Labor Day. Schools reopen the week before Labor Day. What a joke! What a waste of water. I guess Pulte doesn't care about the environment. When I spoke with the HOA board which is made up of 3 Pulte employees, I'm told the date wasn't in writing. Funny, I have emails from May giving delay dates in June, July and August, not to mention the sales people said in 2016 it would be open next Memorial Day. But hey, that $167 monthly HOA fee paid for the 1 snow fall we had. $2004 for snow removal of 5 inches of snow, 4 days after a the snow fall.
Pulte is late, poor quality, full of excuses and empty promises! Build elsewhere!... more

I seldom comment, but in this case I do have a strong opinion. My wife and I sold our residence in Connecticut last August and leased a single family home in Vasari for a year to see if we wanted to permanently relocate to the Naples area. Short answer: We love the Naples area and we love Vasari. The pluses include (1) the overwhelmingly warm greeting we've experienced from the owners and Country Club staff, (2) the convenient location to everything including Barefoot Beach and RSW, and (3) the value as compared with other area properties we've researched. The strength of the community lies in the primarily Midwestern and Canadian ownership base -- not to offend Yankees like ourselves. We don't golf actively although my wife is the past 9-hole champion at Hartford Golf Club. The view we enjoy of the 15th hole is worth the price of the membership. And ... we are well below 70 years old. We are planning on purchasing a residence at Vasari.... more
