I seldom comment, but in this case I do have a strong opinion. My wife and I sold our residence in Connecticut last August and leased a single family home in Vasari for a year to see if we wanted to permanently relocate to the Naples area. Short answer: We love the Naples area and we love Vasari. The pluses include (1) the overwhelmingly warm greeting we've experienced from the owners and Country Club staff, (2) the convenient location to everything including Barefoot Beach and RSW, and (3) the value as compared with other area properties we've researched. The strength of the community lies in the primarily Midwestern and Canadian ownership base -- not to offend Yankees like ourselves. We don't golf actively although my wife is the past 9-hole champion at Hartford Golf Club. The view we enjoy of the 15th hole is worth the price of the membership. And ... we are well below 70 years old. We are planning on purchasing a residence at Vasari. ... more

Bonita Bay is a lovely community for boaters, golfers, beach-lovers and is fairly centrally located between two upscale shopping centers - Coconut Point and Mercato, both having many dining, shopping and entertainment facilities.

Backwater Jack's is a great casual dining facility within the community of Bonita Bay and sits right on the water among large boats and is just a fun place to be. And just outside it's gates is my favorite restaurant in Bonita - Roy's! Yum to the butter fish and chocolate soufflé'!

So whatever you're looking for in SW Florida amenities, Bonita Bay pretty much fits the bill. So please feel free to contact me directly if we have not answered your questions about this community.

However, I couldn't help noticing that the property you'd been viewing is actually in Pelican Landing, which is the adjoining community, just north of Bonita Bay. Please let me know if you have questions about Pelican Landing. I just sold a similar unit on Goldcrest Dr. a few months ago.

The question is general. Ask specifically for beach front properties. Ask if the property has been updated and if there are any assessments coming up in the near future. It is not just the price but the financial status of any community. How well the property has been taken care of is a very important consideration. ... more

That's hard to answer. If you find out the people next door hold nightly engine revving competitions, not such a good deal. ;0)

Perception is reality. Just be aware that land is being snatched up quickly, as building is coming back. If it snuck by the big players, is it because you were just that sharp, or did they pass it up because of their market knowledge? That is a question that wont be answered for some time.

Worthington is a Bundled Golf Community which means golf is mandatory and included.
The Master Homeowners Association (HOA) fees are $543.00 per month.
There is a transfer fee of $3255.00 which is a one time fee.
They also require a mandatory club fee which is usually a food & Beverage purchase min. of $800.00 per year.
There are 9 separate communities within Worthington that require different monthly fees.

As news goes here in SW Florida, nothing is more welcome than when it comes to a large company locating their world headquarters in our local community. I would love to see more and more of it. The economic trickle down from Hertz's move will be significant on a variety of levels. However, I do not believe that it will affect home values in a notable positive manner. What I mean specifically is - certainly Hertz will not hurt home prices, and their move here into SW Florida is a positive force, but the magnitude of the market place here in SW Florida, and the enormous amount of market forces will drive the market place.

Sure Hertz is a great addition to our community and welcome, but the fact that they are here will not be a major factor in the prices of homes. Their employees relocating and purchasing homes may help property COMP values and conversely could hurt property COMP values. That all depends on what the greater average of deals consummated and closed render in terms of asking price vs sale price, and in comparison to comparable sales in the areas purchased in, which will be wide and varied locations. All good stuff, just not going to raise the value of the market on it's own.

National, regional, local economic and political factors... the actual inventory supply and or lack there of (which hertz will assist us with)... the Fed interest rates... the willingness of banks to fulfill the needs of those searching out financing, foreign economies and their investors etc, etc, etc are the real and just a few hard core factors that drive the marketplace and market price of property.

I recently wrote a contract in Colonial Country Club, Fort Myers. This is a newer community with bundled golf at a more affordable price for homes and fees. A single family is running about $4,000/year for the master HOA that includes golf. Single family homes with a pool, on the golf course are in the low $300K range. The condos, priced under $200K, have a $2,000 master HOA and pay as you play golf program. Contact me if you would like more info.
