At this time, and probably for the next few years, there is and will be a surplus of vacant land available in San Carlos Estates. Just look at any satellite photo (Google Earth) of the neighborhood and you can see the large number of undeveloped parcels of land.
I can tell you from experience that a cleared lot attracts much more interest than one that hasn't been cleared. I would also suggest that you have an environmental study completed to show any possible wetlands and the buildable area within the lot. Also, contact the taxing authority and know exactly how much longer the special assessments for the road and drainage will be collected. Anything that you can do to better your position when compared with other actively listed lots will increase the desirability of buyers.
Please feel free to call me at 239-273-3833 with any other questions or if you would like to learn the benefits of listing your property with me.

Hello Ben,
Looks like you are still looking for the perfect agent to sell your penthouse condo. I use Google Ad Words and Facebook Ads along with Twitter Ads to connect with buyers everywhere. My Web site that I redirect the ad "clickers" to also captures at a rate of 30-40%! In addition I use IVR technology to capture possible buyers. This technology captures the phone number 100% of the time and the name and address 90%, This way I can "Pre-Qualify" the buyers and not waste time showing your condo to someone who is not an actual buyer. Pricing it at the top end of the market takes a new approach in marketing...Any agent can price it and then lower it after 30 days, then again and again until it sells! My "Traffic" approach brings more qualified buyers through the home with an 'Incentive" for the Agents who have buyers ( Not a Bonus ) and also get YOU the highest price possible, usually 10% more or at least on the high end of the market. ... more

You sure can Pat. As a matter of fact some realtors such as myself are very happy to help you. I can help you with ad composition, placement, marketing possibilities, the correct publications to use etc. The more I know about your home the better equiped I am to assist you. Hopefully, you and I can build a trust relationship and then if one of my buyers really wants your house you can reciprocate possibly with a prenegotiated fee of your choosing. Looking forward to helping you! Sarah Garrett 239-464-8620 ... more
