Oaks and the Preserve are both excellent communities, but there are a few others which you might want to consider. Every home actively listed for sale in the Oaks is at and this is updated every few hours. Running out, but will give more information later. Where in NH? I'm familiar with Wolfeboro, Nashua and Lake Winnepisaque (probably spelled wrong) for 8 summers. Magnificent area. And you? Family in Boston area who often go to NH, also.

First off, I am from New Jersey where are you moving from? I live in Wellington, Florida which is about 25-30 minutes from Delray. Delray is a good area, but it has a lot of older people. If you are looking for a family city I would say Wellington is going to be a great fit. Almost all of wellington is families and A+ rated schools. I am very familiar with this area. Boca Raton is an outstanding family oriented community with family friendly neighborhoods, a top ranking school system with plenty of family based amenities from public parks (9 of them), local beaches, museums (Art, Children's and Science to name a few) and a number of other interests for all ages.

Boca Raton is unique in that there isn't really a bad part of town (maybe but for one small section north of downtown called Pearl City), but families tend to gravitate to the west part of the city (whereas Downtown Boca is where the young professionals live and North Boca caters more to students and the universities).

It's obvious from your post that you don't have a great deal of time built into your relocation, I would strongly suggest you work with a local real estate agent (their services to you and other tenants are free) so that he or she can begin to identify suitable housing options and to personally assist in expediting the qualification process while you are still in CA or traveling across country.

The majority of the things that a landlord or property manager looks at (things like credit report, background history, income and employment verification, etc) can be done in advance of you arriving and shared with them to expedite the review process.

If you want to purchase a Boca Raton home and you will not be here for most of the year, I always advise my customers to look at condominiums. A condo in Boca Raton will eliminate most of the issues that concern you.

The association of your Boca Raton condominium takes care of the pool and spa. It also has an exterminator in every month to spray around the building. The common area maintenance (lawns, flowers, shrubs, gates, pool, clubhouse, etc) are all taken care of by the condo association.

If you purchase a single family home in Boca Raton, you can have all these services taken care of and it is easy to find someone who watch over your home. You don't want to drain the pool. You simply keep the filter running and hire a pool maintenance person to come in once a week. You can hire an exterminator to spray around house, but you would be wise to have that person also come into the house once a month.

Similarly, your Boca home will need its lawn tended to and there are numerous lawn care companies out there. You typically leave your a/c at 80 degrees and this is likely to keep your Boca home mold free.

What you might want to purchase, however, is something that is relatively new to the market.
It is an attachment to your alarm system that will monitor the moisture levels in your home. So if your a/c malfunctions, the alarm will go off and you can call the a/c people.

You might also want to install this in your Boca Raton condominium and eliminate all worries.

Whether you're in a condo or a single family home in Boca Raton, you may want to take our a service contract that covers your appliances, and simple plumbing and electric repairs. That way, you don't pay for service calls if there are problems. Parts are your only expense.

As a Boca Raton realtor, I will happily sell you any home in Boca that you would like to purchase, single family or condo. However, I will recommend a condo to snowbirds 99% of the time because it makes their lives easier.

Wow! Wasaga Beach brings back many memories growing up in the Greater Toronto Area (GTA). We used to rent a cottage in Wasage Beach ith my cousins during May 2/4 weekends on the beach barbecuing, playing volleyball and just enjoying life. I spent most of my free time in the Kitchener/Waterloo areas where my relatives still live so Wasaga Beach was a perfect destination to relax and enjoy ourselves.
