More and more lenders are making it easier for a distressed homeowner to receive cash to move after a short sale. Mortgage giants Fannie Mae and Freddie Mac are government sponsored enterprises (GSE’s) and are the investors to many of the loans.
Now days Short sales are more easy to deal with and if you work with an specialist like me...THIS SHOULD NEVER HAD HAPPENED.

PLEASE MAKE SURE THAT CLOSING AGENCY DOES THEIR JOB ALSO!!

IF YOU KNOW SOMEONE WHO NEEDS HELP SHORT SELLING THEIR HOME PLEASE GIVE THEM MY NUMBER 9542356124 or email Ele4realestate@gmail.com

Short sales are the highest amounts of units sold at this time and until the law allow people under water to do it.

RATHER DO A SHORT SALE THAN FORECLOSING.

Double check with a Title Company but in FL if you are legally married both names must go on title so might as well be on contract as Title Co. may require that anyway. Universal Land Title is very good 561 472 7792

Mark Doring answered:
I live in West Boca and specialize in the area. Many of West Boca's communities have rental restrictions that range from length of ownership requirements, minimum day leases, association common area security deposit for renters, rental frequencies per year (generally only allowed one per calender year) Believe me, "sneaking" past the homeowners is one of the least of your concerns when it comes to renting in West Boca and it will be pretty much impossible to sneak past your neighbors. Odds are heavy that you will get ratted out very quickly. If you are interested in purchasing a rental property you would are much better off in either East Boca Raton where there are no HOAs and thus no restrictions on renting. Certain areas of Deerfield Beach and Pompano Beach might also be attractive. Please contact me at madoring10@yahoo.com to give me more details as to what you are looking for, and what price range you are looking. I can definitely help you in understanding the southern Palm Beach County rental market and help you achieve your goals with your investment property. ... more

Bill Eckler answered:
Mark,

Prices may vary.......

The most expensive part a roofing job is the cost of labor. Our recommendation is to not try to cut costs by skimping on the quality of materials.

If you shop around you'll find out how drastically the costs will vary. Expect bids between $25,000 and $35,000.

We would like to comment that now is the time to make a deal with these contractors as they are desperately looking for work.
