The reason for several listing MLS #'s is because the property is listed with various MLS systems that all feed into Trulia.com, as well as other property search websites. This is common as it gets the maximum exposure. It appears to have hit them all at the same time and I cannot find where the property has been listed for very long in any of those MLS systems.

I am very familiar with the Black Ankle Creek Road area and in my opinion, it is located in a beautiful section of the North Georgia mountains, convenient to hiking, biking, fishing, canoeing, tubing, kayaking, etc. It does appear to be priced right for that area.

I check the MLS system and it has sold in June of this year. It has not showed up yet on the Fannin County tax records though.

No, it does not mean that it is not available... just not available this second. Joshua is correct. The homeowner could have filed bankrupcy protection. The foreclosure could have been stalled pending a short sale negotiation process. There could have been no bidders which gives the property back to the bank.

If the property had no bidders and was returned back to the bank you will see the property become an active listing in 3 to 6 months on average. This is actually what happens with most foreclosures today because the properties are worth less than the loan amounts; therefore, you can get a better deal on the property once it becomes a bank owned listing.
