It really depends on the price of the house compared with CMA prices, how badly you want it, and how the general conditions. I am close to you, only minutes away in Ronko'.

We have an offer in on a short sale of which the seller has accepted and we are now going into contract, and it will then be presented to the bank. There was even competition on the house we are trying to buy.

The short sale process from what I have experienced, is slow and sort of like a real estate black hole. You can tie up a fair amount of time and money into the "unknown". If we do not get the house, we've still spent in the vicinity of about $2000 between legal fees, inspections and the incidentals with traditional home purchases.

Also, please use paragraphs. Failing to use paragraphs is obnoxious. Take care now, bye bye then.

If you are buying land and want to place a modular home on the lot you should make sure the lot has board of health permits in place. There are many vendors who sell modular homes on Long Island. They are very well constructed and come in a range of floor plans. The advantage of modular construction is the ability to upgrade your finishes within your budget. ... more

Your best bet is to find a buyers agent who can give you constant updates when new listings come up. You should be able to negotiate with a buyers agent so that it does not costs you anything more as they get paid through the commission offered to buyers agents thru mls by the listing broker. Some other things you should know prior to bidding on a bank owned home are that you should do your inspections prior to bidding as the sale is as is and the bank will not negotiate with you after they agree on a price. You should include your preapproval with your offer. Your deposit should be at least 1% of the sale sprice and in certified funds. As well you should not ask teh bank to fix anything or include any contingincies as your offer may not be accepted. Lastly be ready to close within 30 days from acceptance. Good Luck with your purchase. ... more
