In general pricing sells the home. It is our job to guide the seller through the process of a successful sale. Sometimes the home doesnt get the traffic we want so then we go back and see if any comparable homes have sold similar to yours. If so, then we make you aware of such information and suggest a drop in price to go to the established market instead of waiting for the market to catch up to your price. You may also try calling the Sullivan County Register of Deeds at (423) 323-6420. With the property address and the presumed owner's name, they may be willing to check for you to see if the presumed owner has transferred the property. Many offices that do not provide Internet access to these records will answer this question for you over the phone. Some others will require you to pay a fee to research the record or require you to go to the Register of Deeds Office and perform the search yourself. The Sullivan County Register of Deeds is located at:

Manders call the people that you have title insurance with. This is something that should be covered by your title insurance if you purchased it. If you do not have title insurance contact a real estate attorney. Talk to them and find out but it may cost less to pay off a 2070.00 lien than to go to court to get it removed. ... more

Got a pre-approval letter (for almost $30,000 above the listing price), got "denial letter" that states buyer withdrew loan application (was told it was rejected by underwriting but it never got that far). House was off the market for weeks -- no way to know if we missed another buyer.

If I personally had breached the contract/contingency by withdrawing my loan ap, I would expect to lose my earnest money due to not even attempting to get a loan.
