There's a really big advantage in working with a buyer's agent; you get a better deal and smoother transaction without doing all the work! There are also elements to a proper transactional process that you may not be aware of. A good agent will protect your interests. You likely already know that the seller pays the commissions on MRIS listed properties, so you have nothing to lose and everything to gain by allowing a professional to guide you through this major transaction.

Good morning Eanr: There are still a few lenders left that offer programs down to 500 scores, but they are becoming extinct fast. Both FHA and VA technically have NO credit score requirements, however, most lenders add minimum requirements to these loans. There is also the possibility if you work with a good lender, they may be able to help you repair your credit scores, and help you become eligible for even more programs.
