Allen,

You should talk to a real estate attorney about this.

Once a contract is signed and recognized by the other party, it's pretty much done.

Hello Akvishind,
I searched using Andover High school as the area criteria and couldn't find any available condos within your price range. I did find a couple available for $1,000.00 per month though. If you need assistance please feel free to contact me and I'd be happy to help you. Have a Great Day!

Kiyotan,
I graduated from Birmingham Seaholm & have lived in Bloomfield most of my life. I am with Remax in Birmingham. As you know Andover an Lahser are now combining and a new high school will be built. You can access my web site below and begin a search for home in the area you wish to live. If you call I will forward all of the homes in your price range, sq. ft., bedrooms, baths etc. I will of course be working as a Buyers agent in your behalf. I look forward to hearing from you, Thank You, Steve ... more

Enlisting the help of a good Realtor such as Michael would be the way to go:
I doubt that there will be a major pree release.
And I doubt that there will be a deluge of Listings; they will probably release a few here and a few there.
You should give Michael your parameters and let him notify you when he sees something.

Good luck and God bless

We often recommend a mold inspection from a separate mold inspector during the inspection period. They are better qualified to identify the types of mold a remediation costs, if necessary. All homes contain mold, the question is whether it is a harmful mold or not. ... more

This is the BEST TIME to buy in Michigan, In last 27 yrs in selling in Michigan,Inever seen down market like this , TRUE BUYERS MARKET

few other reasons to buy,
1) Lowest possible Intrest rates
2) $ 8000 ,Buyers Tax credit
3) Inventory is large, u have many choices to pick
4) Many many 'short sales ' ,seller really needs to sell
5) Many banks owned properties, listed and selling for 30 to 50 percent lower than org mortgage balance
6) Banks are pricing ver very low to generate multiple offers
7) FHA Loans are finally getting attention in Oakland county, as low as 3.5 % down payment and up to 6 % SELLERS DISCOUNT IS ALLOWED

YOU NEED GOOD AND HONEST BUYERS BROKER TO HELP U FIND GREAT BARGAIN IN BUYERS MARKET.
ANYBODY WHO WILL BUY IN THIS MARKET WILL 'SMILE' AFTER FEW YRS WHEN MARKET COMES BACK TO 'NORMAL

The sale will be recorded with the County which is your best best. I would be happy to check the public records for you. Just forward the address at your leisure. The Seller may have paid a premium to the auction company as part of the transaction, as much as 10% of the selling price, which may not be reflected in the sale price. ... more

I moved into the Fox Hills sub-division (houses) and I have lived here for a long-time, there is tennis courts, swimming pool, swim team, pre-school (run by Bloomfield Hills), a resident association, I could go on and on. We have 2 children that have loved living in this neighborhood, we have doctors, Lawyers, policeman,FBI, teachers, all sorts of residents live in our sub. the sub celebrates all the holidays with parties for the kids and the adults, in short this is the best family sub-division in Bloomfield Township.
We have had the opportunity to move twice over the years and we never could bring ourselves to do it. It's like leaving a family. Many,Many of the residents have been here for 20 years or more in thier homes. Very few people move out unless it's due to thier economic situation or job loss. There are homes for sale in our sub now that are listing for way below what they are worth, because a few people forclosed and this brought the prices of homes way down which is a travisty. Most of the homes that have been renovated or the larger homes in the sub have never come up for sale. So there are many hidden gems in the neighborhood. So anyone buying here will get thier money back two-fold, this sub use to have houses up for sale and they would be on the market 1 day, that's how great this area was and is, But getting back to some of your questions: We are up the street from East Hills Elementary school grades k-8 and the bus takes the kids to both East Hills and Lasher High School which is about 5 miles, St. Hugo of the Hills grade school and church, 2 miles, The Temple on Woodward 4.5 milesand .I-75 is right behind us, my husband commutes to Detroit and we picked this sub because it offered a great location for everything.
I think your price range & the square footage & the particular area you need to be in (friends) might be a juggle. $250,000 vs. the square footage for this area of town. They may have to settle for a fixer-upper for $250,000 with more than 2500 sq. feet or they may want to spend a little bit more and not have to do that, it all depends on what thier time & money is worth to them. If it was me with all of those kids, I would spend a little bit more money and get a house that has been renovated or at least move-in condition with very little to do. I come from a family of 7, so I know what time is worth. They may want to look at the Fox-Hills Sub, I know a few of my neighbor's have thier house up for sale and probably could very well accomodate this size family. Have them take a look. I think the amenities this sub-division has for the children is outstanding, I hope they find something suitable for thier family.....Oh, also Conant is off Telegraph Rd on Quarton, this is not close to the temple nor Lasher High School. Walking distance to the High School is limited unless you live on Lasher rd, which in that area is expensive. I hoped I helped you a little, (I can get longed winded).
