Kigreen30, I also experienced the same problem with a rental property that I had posted on Craigslist a few years ago. I reported it to my police department , they took all the information down but that was it, they were no help at all. What I did was, I taped the information on the inside of the front window. I typed on a 8x10 bright colored yellow paper that my house was "for rent" and the monthly rental amount. I stated my name and phone # and stated that I was the owner and the only person authorized to show the inside of the house. I also stated if they saw my house posted on another web site for a lower rental amount(my monthly rental amount was $1450, the scammer used my photos and listed the monthly rent for $995, they stated that they had a family emergency out of state and they were looking for someone to take care of the house until they returned 18 -24 months later
Once you mailed them a $700 security deposit they would Express Mail overnight the keys to you.
Aside from that there is not much you can do. I also did daily drive bys to make sure there was no one trying to move into the house. I also placed a large FOR RENT BY OWNER sign in the front yard with my phone #. The sign was very helpful, I received numerous calls inquiring about the house and I had to explain to them that is was a scammer trying to get them to mail money.
I am sure if you place a large for rent sign in your front yard, you will be fine and have no problems.

Turn on lights etc - you think your agent is just sitting around with nothing else to do. Maybe sometimes but to think every time - no. I am a big boy and can turn lights on for my buyers.

12 hrs notice - sometimes, but would you really tell the buyers agent to not show the house because they gave 6 hrs notice or 30 min notice? I had an agent call me at 10:30am today to show a house at noon. It happens and I said yes.

If it's a $1.5 mil oceanfront vs a $75,000 split foyer it could make a difference to an agent what they will drop to go open blinds.

Find another agent. A good Realtor will get back to you in a timely manner. There is no excuse for any Realtor or other real estate professional not to return a call within a week. I make it a practice to get back to all messages within 24-48 hours. There are plenty of Realtors out there who would appreciate your business and value your time. I suggest you start interviewing other Realtors until you find someone you really want to work with.
