I agree with the previous poster, you may want to get an attorney. But another option could be to order title work and they should be able to give you insurance assuring you will be the owner of the home and there are no other liens against the property and prepare the proper deed that transfers that ownership to you. If you ever go to get another loan on the property this will be required anyway and you will get a partial credit for having an existing title policy. The price of the policy is based on the purchase price, or "insured price" of the property. In my opinion worth the extra $ to give you piece of mind.

Ron, that explanation may be common, however there are condos that are single family detached homes, however the sub-division is set up as a condo, so the ownership of the land is different. It is possible that in California most condos don't have garages, however there are many condo developments where I live outside of NYC that have garages. ... more

I'm not being sarcastic when comparing your question a bit to "how much does a vehicle cost"?

In case of SFH construction, lot, number of stories, design, finishes and equipment all have a major influence. As a general guideline, I know from builders that you can start around a $100 for very basic construction, build _very_ nicely and upscale for $250/sf, but also easily exceed $500/sf if you reach into silly luxury territory in a tricked-out house.

Check out the link posted by tSara Yap. I would also say to take a look at Bay Harbor Islands. Home prices are high, but the condo market is great and many condos have great water views. Bay Habor has their own Police force, A rated elem. school and has a great community feel.
