Also helps that I have remodeled some of their homes.
Honesty is another one.

Once they find that needle in the haystack, they move you to the top of their contractor referral list.

If you intended to say "lot line" rather than "building lines," It means the house is encroaching onto property that belongs to someone else. To remedy this, you can attempt to buy however many feet you need from the landowner, move the structure so that it is entirely on the land, ask the title company if they can prepare a document to allow the transfer of ownership with the existing encroachment as is, cancel the contract, and/or consult a real estate attorney. ... more

Okay, I have done some research and found out somethings. I have a list of 6 paints from Sherwin Williams recommended by a national staging company. After buying samples, I painted shirtcardboards, so I would have larger paint chips. This approach to painting samples and not the actual wall was recommended by an expert this weekend to me at a national show.

I would appreciate it if when you actually find one that closes it for you to let me know their contact. I have been looking for a genuine one for a while now. 203K guidelines are just much tougher now. Last deal we did took 6 months to close.
