The typical major expenses are closing costs and down payment. The other costs are relatively minor in comparison. But if you have the right agent they can help get a lot of the closing costs covered by the seller..

I flew to LA last week and am camping out in my house like a boy scout. Forget all your perceptions of Beverly Hills luxury - the house is very old and extremely basic. I am sorting out a few superficial renovation issues while I am here.

The property will be ideal for someone running a home office or an online business. The Zip is 90210 and a Beverly Hills address confers an incomparable level of prestige internationally if you are dealing with overseas clients.

The asking rent is negotiable at $2500pm ono plus outgoings. It is also being advertised on Craigslist for the same. If you are a potential tenant, be aware that we need to work closely together together as I am usually based overseas. You will need to be extremely savvy about maintenance issues and, be able to handle these as they arise. Verifiable references are definitely required. Preference to non smokers.

My number is 424 653 7618. I am best reached late, after 9pm, or early in the mornings. I am living a very bohemian life in the house and internet access is irregular.

Hello! I agree with Studio City, Larchmont Village, I also think Sherman Oaks is something to consider - this is close to Studio City and very similar, but you'll probably get more house for your money. As long as you stay close to Ventura Blvd. then you will have plenty of activities, shopping, and restaurants near by. I would also consider the Laurel Canyon area...very peaceful and quiet, yet close to Hollywood and everything you need in terms of community. Also offers great elementary school (Wonderland) and a nice community feel within the canyons.

The market is sort of flat in my opinion, it's not down like it was and there is a bit of inventory lacking, but still the deals are out there and you have a great budget so it's realistic to find something that will suit you.

If you are thinking about some kind of flip type thing..it's still one of the best zip codes out there, but making a profit in this type of market won't be easy. I can't give u any tax advise, but suggestion:

Property taxes in CA (most of 88 cities: LA or BH) for the first year are !basically! 1% of your purchase price, plus any additional local assessments, bonds, etc.
<<<1.25% is a good rule of thumb.>>>
Keep in mind, your assessed value that the taxes are based on might increase by no more than 2% each year, which might increase your taxes slightly( yes, I refer to Prop.13)
