Usually Trulia gathers their data from the public records which often results in imprecise property values. The best way to value a home is to use comparable sales from the surrounding streets of similar style, lot size and square footage as the subject property and that have sold as close to the current date of your purchase as possible. Then adjust for year over year market changes.
