It doesn't pay for a bank to be "Flexible" any longer. We are required to assess a borrower's ability to repay. Part of that test is to assess the borrower's "Willingness" to repay. Outside of outright fraud, a 470 demonstrates a lack of willingness to repay. ... more

any termination liability should be completely spelled out in the listing contract...in most cases there is a fee to cover advertising costs, other expenses incurred by the realtor. There probably is also a clause that if you sell the home within XX days of cancellation, a commission would be due to the listing agent....again all of this should be spelled out in the listing contract. Building a new home takes time and patience. If you have the means and know exactly what you want in a home, I would build. I would also recommend taking your time with the blueprints to get all your thoughts on paper. You should also interview a few different builders to find a builder that you mesh good with. Most subdivisions in the Bettendorf area are owned by 1, 2, 3, or more builders and if you like that subdivision, you have to build with one of the builders. Your best route is to find a Realtor you are happy with and who knows new construction and the available builders. This way he/she can give you recommendations and their expertise. ... more

Your agent should be fighting for your best interest! If he's not, consult with his broker, and if neither helps contact an attorney. If you were to pay the difference at closing and the closing doesn't take place without you agreeing to an extension you may have options. The dates on the contract may indicate the contract is invalid if closing hasn't taken place...Good Luck!
