You ask an interesting question, and while probably an attainable goal in general, it brings up several questions on my part as a Realtor. Why are you specifically targeting the commercial or corporate audience? If it's because you think they may be willing and/or able to afford more money, that may or may not be true in the current economic climate. It will also require some pretty specific and probably long-term marketing efforts. Is your property in premium condition, ergo commanding a premium price? Are you planning on property-managing, or would you hire someone to handle that aspect?
Is this the only group you're thinking about, or are you thinking of marketing the property to everyone?
Again, it's an interesting idea, and in the end would really require someone who has the ability to market such a property in keeping with it's attributes and the potential tenant-audience. If you'd like to discuss this further, I'd be happy to oblige. Good luck!
