As a home owner, I was happy to see a mitigation system in the home we purchased. It gives me peace of mind knowing it's constantly regulating as oppose to not having one and having the levels elevate without knowing. We are now selling and one agent that showed our house to potential buyers didn't know anything about it. The buyers absolutely loved our house and wanted to make an offer but because their agent said they've never seen this system before in the area and didn't know what it's about.... the buyer got scared and walked away. I live in Berkeley Heights, however, sold multiple properties in Long Hill (Gillette). I personally purchased parking permits for my clients knowing that they would buy a house in LH even before we closed on a property. The parking permits are usually distributed on the first come first served base once a year in the beginning of december. Check on the town website for the exact date. I usually come at 4am to be one of the first and the box opens at 8am. The gillette parking permit covers all 3 stations in LH. Let me know if you need more info. ... more

This is getting to be my opening line but it depends on your situation. Not to repeat what has been said but I agree with Gina that it depends how long you plan on staying in the house but also the terms of the loan.

Right now our office is getting someone into a home with a buy down loan which makes a lot of sense for them and is getting them a home they fell in love with. The loan is fixed but adjust 3 times during its term for the 1st 3 years to predetermined rates.

Every type of loan has its purpose, you just need to find the one which is right for you and your circumstances.

Speaking with an honest trustworthy mortgage rep is important though, that can be tough sometimes greed can get in the way. Find someone with integrity from referrals of people that have used the mortgage rep in the past.
