I don't know whether you have concluded your search but it is worth noting that values in Belmar and Bradley Beach have risen fairly dramatically over the last few years. Avon is a sleepy town with a fine reputation but your $500K price point will command a significantly greater value in the abutting towns.

According to my insurance rep, rates already are increasing. There will be annual increases for 5 years and then, according to federal law, the flood insurance program must be self sufficient.

there's a corner market on 18th nearby, but other than that, it will be a long walk. You can go into Belmar from there where there are plenty of shops, or up to Rt 35, too. On Rt 35 you will find food stores, a K-Mart, and other stores in strip malls.

Comparable properties, town to town, Belmar has a higher value rating. However, there are certain neighborhoods in each town that are more "desirable" So, you really need to know what the locations are for the houses you are comparing. Generally, the north side of Belmar is the most desirable, but the South side of Bradley holds those honors. ... more
