Looking your own, you will continue to find homes that are already under contract. You really need to hire a buyers agent since it is free to you so we can send you properties that are actually available the day they come on the market.

I would suggest, that as a buyer, you Google every agent that responds to your question here on Trulia, learn as much as you can about who they are online, read their client testimonials, so you know what their clients are saying about them, and then give us each a call and just ask us why we think you should work with us instead of another agent. This will take you a little while to do, but will be time well spent, as choosing the right agent is the first step towards choosing the right home. Then, pick the best fit for you and let them go to work for you with the skill and knowledge that they have. I hope to hear from you soon.

It looks like this property is pending short sale right now (meaning the seller has accepted an offer). It was listed last July and it has been pending since August.

To answer your question though, the HOA dues are $478 and they include earthquake insurance, garbage, and water/sewer. That $478 also includes a speacial easement ($174/mo for 15 years).

It will be extremely difficult to make offers on short sales from a distance. Inventory is extremely low and anything of value goes on the day that it hits the market in the city. One story in our office meeting this morning described a home coming on the market on Friday and by Sunday night the listing agent had 12 offers, 6 with pre-inspections. Six people had paid about $350 to come to the table.

Find an agent that you can trust and start working with them if you'd like too buy something. I can help you rent if you need to do that for a short term solution.
