Fell in love with this house but when I looked for it a few months back it was no longer on the market. It hasn't been sold so is there any way to see if it will be back up on the market?

I asked an agent at a local title company this question and here is their response:

... if they just add the grandparents they will have to file a probate when someone passes. If they deed out then the lender could call the loan due. The bank will get notification from the insurance and tax statement, it might do they well to visit with their bank before anything. You would want to be sure they could even get an exemption, the largest exemption this year was up to $40,000 of value.

Here is a link that has a lot of facts about homestead exemptions in Nebraska... http://www.revenue.ne.gov/info/96-299.pdf

Good luck! And please let me know if I can help with other questions.

No.. 4408 Anchor Mill is not currently listed for sale right now in the Omaha MLS. It shows that the listing expired in April of 2010. Not sure if they decided to rent the property, or if they sold it for sale by owner.

If you're interested in this area, I can send you some listings that ARE still on the market.

Let me know.

There are two major tract home builders in the metro area. I can get floor plans for you. Not all of them are online. There are many independents and others that build in small community settings. If you have a price range and style that interests you, let me know and I will see what plans they have that I sould send to you. Also, there are web sites that address the schools in the surrounding counties. The primary ones are Douglas and Sarpy, with Washington and Cass in driving range of Offutt and downtown. Papillion was ranked #3 in Money magazine for best places to live. Let me know what I can do to help.

Julie May-Smith answered:
Greg,
The issue with de-winterizing a property is that problems may arise from it. The issue isn't turning the electricity back on, it's getting the water back on. And sometimes pipes that weren't properly winterized have frozen and will burst when the water is turned on. Or other issues arise from it. Hopefully that's not the case! I would suggest a licensed plumber or I'd talk with the bank who owns the property to find out what qualified company winterized it in the first place. It's not something you want to do yourself. And...if you're just doing this for an inspection before you make an offer on the property, then check with the bank to make sure you don't have to re-winterize it after your inspection until closing.

Have you actually been in this house? Please make sure you get inspections done so that you are an informed buyer. If you have further questions, please call me at 402-578-4019.

Good luck!
