VA financing has no score requirement, but VA lenders score requirements are similar to FHA's.
USDA financing has no score requirement - however if you go through a lender most will have 620 or 640 minimum scores, but if you go Direct to USDA they do not have any minimum score requirements, but it takes a little bit longer.
Fannie Mae & Freddie Mac require a 620 score.

Credit score isn't the only item considered though, what is on your credit report is equally as important. If there are late payments or delinquent accounts in the last 12 months when you apply then that can curtail your chances of qualifying. If it's free of those items for the past 12 months then your credit is likely good enough as it is.

Your disability income can be used to qualify as long as you will receive it for the first 3 years of the loan, if it's permanent disability income then that obviously qualifies since it's indefinite. If it's non-taxable, it can be "grossed up" for qualifying purposes as well. Your other income, the structured settlement, would also need to be continuing for the first 3 years of the loan to qualify, as well as the terms themselves examined. Having "guaranteed" fixed income doesn't offset negative credit, but it can be looked at more favorably than employment income.

Or are you asking, 'Who put my home on Trula?" You have been repeatedly asked to provide the evidence your home appears on Trulia. Real estate professional have the resources to track stuff down, but we really need a clue.

On very rare occaisions an agent MAY enter data manually. In the OVERWHELMING number of cases the listing agent is unaware, or legitimately does not care, their listing appears on aggregate websites. Data appearing on aggregate websits can be changed, altered, modifed, suppressed, replaced and misrepresented at the will of the website owner or the data aggregator.

Did not note the percentage of incorrect listing on Trula. Many, are pure fabrications, othere are deliberate deception of the public while others are RealtyTrac plants.

So who do you blame? Tim? MLS? Listhub? Trulia? Your ISP? Some wouild say if the citizen hasn't the common sense to know this is an entertainment website, they deserve what they get. I think you should assess any real damange you may have experienced and contact your attorney.

When a home has been advertised on the internet (not the MLS) such abuses can occur.
Be sure to read my blog regarding blurring the image of your home on Google. As long as aggregate websites have a source to grab an image of your home.....the future may hold for you many surprises.
As the folks at WavGroup are attempting to do, you too should advise everyone you know to keep their home for sale data off the internet. If restricted to the MLS, where serious buyers are searching for homes, when the home has sold the data IS removed and does not live FOREVER.

You can get an FHA loan with under a 600 middle score with some lending institutions but not many. I would recommend finding a broker or service to help you locate a reputable lender that can approve your loan at a decent rate. There's no single best loan, and more info is needed but not here on Trulia, You should contact a local lender and explore your options. It may be that if your partner signs the Deed over that the "best" loan would simply be for you to take out an equity line against the property and pay off your partner. ... more
