You have the right to cause the home TO sell or NOT to sell. If you co-own the home with someone else it can only sell with BOTH of your signatures on the Grant Deed & other escrow paperwork. (the above statement is for a standard equity sale or a short sale)

This property just came on the market yesterday at $349,900. It shows as a 4-plex, but previous listings show it as a triplex. Without seeing the property from the inside there is no way of telling how much work it needs, but you can offer what you think is a reasonable price for the property.

Now keep in mind that most properties have multiple offers and they are selling at a higher price than the list price, but this might be an exception.
