I offer two pieces of advice, one of which I did and the other made the mistake to not to:
2) Avoid any neighborhoods with a HOA - if you love your dogs, your family and peaceful, quiet enjoyment of your home.

Right now there are three lots ranging from .6 to 1.6 acres and there is one home listed for 695,000. I believe there are some many lots because there were most likely bought as investment property... more
Hi Christy, you could survey the property and divide it into a parcel with just the house & then another separate parcel with just vacant land. Keep in mind that you have to consider if this is allowed in the area or subdivision where your home is located...what covenants or zoning exists where your home is located. If you have a mortgage on the property, you would need to consider if the value of the house on a smaller piece of property is enough to pay off the current mortgage, pay your closing expenses & for a survey to subdivide the vacant property & the property with the house into 2 separate parcels. If the answer is "Yes", then it's possible to do this. If the answer is no, then you should wait until the you have paid down the mortgage or the value of your home appreciates in value. I would love to talk with you more about your situation and see how I can best help you.... more

I am the owner of this property. It is water front with a small inlet suitable for a small pie where you could tie up. It is protected water. This is why we bought it. On the rivers your boat gets beat rather badly during storms. It is easier the see it on google earth. Beaufort count gis is a better site. Use samonsky as the owner. Actually, I just sold a home in Cypress Landing at 105 St Johns Ct. We also sold a home on the water at 113 Pamlico Lane, and one at 201 Appomattox. It is true that in this economy the higher price homes are not selling at the rate they were a few years ago. However, that trend seems to be changing.
Most homes that are selling now are in the $150K to $250K range. I recently sold three homes in Cypress Corner (near Cypress Landing), and four homes in Greenville in that price range.
The good news is, that never has there been a better time to buy a home at an affordable price. Interest rates are hovering around 3.5% and financing is relatively easy to get.
For example, I presently have two brand new homes listed in Cypress Corner (with access to the river at the community boat ramp), with tile and engineered hardwood floors, granite counters, stone gas log fireplaces, double car garages... really nice at very affordable prices.
I can also help you with negotiating some really good deals on some of the homes in Cypress Landing. Give me a call. Check what others are saying about me at stevesrealpicks.com.... more
If you're thinking water as in the ocean, you're not going to find this within an hour.. If you're looking for access to the arts, cool restaurants etc you' could look in Raleigh, Chapel Hill or Durham. There are lakes in these areas though most are water sources for the surrounding cities/town and you're limited to how close you can build on them.
You're request is so general in nature that it's really difficult to know how to best advise you. If you'd like to give me a call, (you can contact me through my profile here on Trulia) I'd be happy to speak with you and once I have a better idea of what you're specific needs are could then offer you some suggestions on areas to consider.... more
