Hi Christy, you could survey the property and divide it into a parcel with just the house & then another separate parcel with just vacant land. Keep in mind that you have to consider if this is allowed in the area or subdivision where your home is located...what covenants or zoning exists where your home is located. If you have a mortgage on the property, you would need to consider if the value of the house on a smaller piece of property is enough to pay off the current mortgage, pay your closing expenses & for a survey to subdivide the vacant property & the property with the house into 2 separate parcels. If the answer is "Yes", then it's possible to do this. If the answer is no, then you should wait until the you have paid down the mortgage or the value of your home appreciates in value. There may be a few rental homes on River Rd - Hwy 32 / 3rd street as you go east from downtown Washington. There are a few signs as you drive east down that road. I am the owner of this property. It is water front with a small inlet suitable for a small pie where you could tie up. It is protected water. This is why we bought it.
