Dan, we can have this looked at for you.. my understanding is a VA loan can go as low as 570 credit... but like anything else there are hoops to jump through. Do you have your VA certificate for a loan? That is necessary.

Email me and I can put you in touch with a mortgage guy that I was just having this detailed conversation with.. no guarantees, but I am pretty sure what I heard we can get this done.

Nicole a couple of notes, first you can not sell a home without a clear title, no buyer will be able to get a mortgage and cash buyers will not pay retail. Second a loan modification will not get rid of the liens. Lastly with a short sale, it is hard enough with a professional so doing it yourself would be next to impossible. you can hire a listing agent who is well experienced with short sales. the commission is deducted from the banks proceeds, you would be in a better position to be guided by a professional, not pay anymore and have a professional negotiator.
