It actually depends on how fast/busy the appraiser is. I work for an AMC in California. We get the report back to the bank within three days. However that is not always typical. I would assume the bank would ask for a family quick turn around. So I would think a week to 10 days would be sufficient time to complete a typical property appraisal. If your home is unique, it might take longer as well as cost more. ... more

Long Beach Island can be a difficult place to search for homes on the internet. There are six towns on the island, the largest being Long Beach Township, which in itself has numerous smaller "towns".

The easiest way to search for homes in Long Beach Township is to engage the services of a local Realtor. When I am searching for buyers, I know by the street address where it is located on the island and I will either share the property or dismiss it as not being in the desired area. Fifty years on LBI adds up to a bit of insight!

You can't beat local knowledge, and Charlie, it's usually free.

Sorry for the delay in responding to this question however I only just came across it!

Sandy has had an impact on prices on LBI however this impact varies. If a property was damaged by the storm and left unrepaired than the house will be selling for land value only. This will of course be less than if there were an intact structure. Homes that suffered little to no damage have remained rather steady in price and in some cases, have even increased in value. The LBI real estate market as a whole has seen a lot of activity and it looks like it will be a very active fall. I believe this is in part to having had a successful summer with the beaches, stores and restaurants open for business thus countering the fear the LBI would not be ready for summer.

2010 was just coming off the low point in our market and again, the relation to value will depend on the specific property. I have personally seen many instances where value has increased substantially, despite Hurricane Sandy, since 2010 however there are also homes that will trade at or below 2010 levels.

I can understand your frustration but let me clarify, if you are asking about the rentals in 08008 zip code maybe I can help you understand a bit better. If this is not related to the 08008 rentals then my answer would be different. I will also agree with Kenneth, this is not the catagory to post this type of question, it should be in the "agent to agent" posts.
The fact is as an agent you should call to pick up a key and preview the properties , then get your questions together for the listing agent. After all if you are selling/renting Real Estate, it is your job to know the inventory, not depend on the listing agents to fill you in.

Once Sandy hit LBI, we had a tough enough time finding rentals in homes that were undamaged. The people that needed to be placed here are those working to rebuild the Island and it has been very time consuming to help these contractors and owners who had many questions and concerns. . Another problem is since it is a summer resort, most owners are fearful of putting a tenant in a house that will be difficult for them to leave because their home is still damaged. These owners need to have their property available for the summer tenants, not extending a winter lease.
I think the mentality here is the less information in a listing, the more questions tenants and buyers will have and it prompts a call. I have never been too busy to answer questions for anyone calling on my listings, nor have I ever found another agent too busy for mine. Unless of course they are involved in a Short Sale and do not have the answers you are looking for. I wish you the best of luck in the business.

You will find there are 2 bedroom condos at the Fishery , which is a 3 story building on the ocean and offers a pool. Though right on the ocean , the units do not all offer views because of the high dunes. The weekly rents vary from $2500 to $3700 depending on the unit and views. These condos book up quickly. You may also want to look into duplex's or single family homes that will offer 2 or more bedrooms and various rates. If it is Beach Haven only you are concentrating on , you will find 44 Single family homes with 3-5 bedrooms starting at $499,000. and up to 4.9 M Are you interested in making having a home produce and income as well as a place to spend the summer? You may want to look into multi family homes. If your intent is to spend the summer an weekends off season ( Sept - Nov are wonderful) . Remember , with the click of the mouse, you can find your house on . You can search at your leisure, find what is happening on LBI, check the weather, see what sold and browse the rentals. You can sign up for new listings that come on the market from the privacy of your home and get real time up dates. There are many wonderful towns on LBI to live, depending on your specific needs and wishes to have within you neighborhood. The beaches are replenished annually and if you are familiar with LBI you will know it has the cleanest 19 miles of Island in comparison to the surrounding beach locations.

The rental market is very open on LBI. There are a multitude of potential tenants looking for all styles of homes. I’m sure you are aware of duplex properties on LBI. In many cases, renters would prefer a small single-family home or condo to a duplex so a small rental should be well received.

I deal strictly with sales on LBI, but my agency, The Van Dyk Group, is one of the largest rental agencies on LBI. We have seen the numbers increasing for this upcoming summer season and as of now, it looks to be shaping up to be a great summer!
