Mr Cabrera had a great answer answer that I agree with. Huligan, as for the market its slowly but surly on the move. Prices are inching up and inventory is down. A well priced and well marketed listing can make a big splash, especially with spring market right around the corner!

Just a general thought on selling in Bayonne NJ. The down market lead for a lot of sellers to not put their homes up for sale or when they did not sell to not re-list them.
So the current problem in Bayonne is we have a lack of inventory on the market!
Anybody not sure if its the right time yet the answer is that YES its the right time spring market is upon us and the buyers are out and shopping!
We are in need of more inventory this question cited a 2family which are the biggest sector of the bayonne market and a lot of buyers are looking for them now.

But as of the last two months or so theres something in the air thats bringing out buyer in mass and my last two offers where in bidding wars. The time to buy is here and to price your home right is to make for a competitive bidding war in which you will get a higher price faster than starting out above the true market value. ... more

Hello Joe, You can put your home on the market as a contingency. But remember if you don't sell your home within a certain timeframe, the seller on the home you wish to buy might withdraw your offer. Also, think about the fact that if you had a buyer for your home, would you want to wait for that potential buyer to sell their home? My suggestion to you is, put your home on the market, have your realtor state in the remarks column that owner is actively looking, although you will still be a contingency.

The property was listed for 399,000 and is currently under contract. It's not listed in our local MLS system so I'm having trouble finding out who the listing agent is. It is a best practice to use the local MLS to list a property.
