First you need to figure out if you need to sell your current home, in order to qualify for a new one. Most people do, but it's possible you don't? Maybe you have enough equity in the current home that you can pay cash for the new one? If you need to get a mortgage for the next house, do you have a job lined up? Talk to a lender and explain what you're wanting to do and they'll give you some options.

If you have to sell your home in order to buy the next home, you may be looking at a double move. (i.e. sell current home and move into a rental temporarily or live with friends or family until you can buy the next house). Or, sometimes if everything goes smoothly you can do both at the same time. You'll have to list your house for sale, and get under contract, then write an offer on the new place (contingent upon selling current home). This of course requires the sellers of that home to accept the contingency. It is a complicated process but people do it all the time. Find a good Realtor who can walk you through the process.

You must find a house for sale where the owner owns it with no loan and does not need the proceeds to buy another house, this will greatly limit your choices. Some of these home can be found by searching on the Pasco County property website scroll down and see if there is a commercial flag on the property however if it is an older sinkhole before there were a lot of records being kept it can be a problem you can call a local insurance company they usually have records of sinkhole homes.

Always do your homework Colleen many repaired sinkhole homes come with a warranty and are insurable, if you find you need help feel free to give me a call.

You should have your insurance company complete a ground stability study to determine if the cause is a sinkhole, washout, improper fill, organic decomposition, faullty home foundation or some other cause.
If the cause is covered you should have it remediated. Your insurance, very likely, will cover the cost..

Then proceed with a sale if you like. If you have no insurance, meaning you have no mortgage, be prepared to take a hit.

Sink holes can occur anywhere. It really doesn't have anything to do with whether it's new construction. The issue is water seeping into the ground and "melting away"; supporting soft rock. It's possible that new construction will alter the water flow, and thus direct more water into an area that is more susceptible to "melting away." But that's often not the issue.

Regarding the insurance costs: I don't know. You'd have to talk to a local insurer about that.

I'm with Gerard as far as my feelings about the sinkhole issue. If you're buying a home on a canal with Gulf access, you are less likely to deal with a sinkhole than you would be East of U.S. 19. However, I have seen houses on canals deal with settlement issues resulting from failed seawalls allowing the soil to wash into the canal, or from improperly directed downspouts, both of which can undermine the foundation of a house. Having said that, yes, the whole State of Florida has the potential for sinkholes. As far as Tony Marks' comment that there isn't much up here (my office is at Hudson Beach), I would have to disagree with him. I've lived and/or worked on the Gulf Coast of Pasco County for over 14 years now, and I can honestly say that there is plenty available for folks to do. Shopping - (1) the Gulf View Square Mall is within 5 miles of my office and it hosts Macy's, Dillard's, Sears, J.C. Penney, Hollister, Aeropostale, Victoria's Secrets, Best Buy, T.J. Maxx, along with about 100 specialty stores; (2) there is a large shopping center across U.S. 19 from the mall that hosts Sports Authority, Books-A-Million with JJ Muggs coffee shop, a Michael's Arts and Crafts Store just to name the big shops; (3) the Super Walmart is about 2 miles from Hudson Beach, and across Beacon Woods Road from Walmart is the Kmart. Restaurants - we have a ton of them and a lot of variety at that - from Sam's Beach Bar, to Inn on the Gulf (if I want fish, that's where I go, unless I want sushi, in which case I go to Jade Fire on U.S. 19 just South of the Post Office), to Ollie Oyster's - all of which are just down the street from my office. Entertainment and activities - (1) We have several movie theaters, with the largest of them being the Hollywood 18 just north of the Gulf View Square Mall; (2) there is a ton of outdoor activities - we are part of the Nature Coast, after all! Behind the Gulf View Square Mall is a huge park, Werner Boyce Salt Springs State Park, that is old Florida nature at its best and largely unspoiled. One afternoon I walked for almost 2 hours and saw only 2 other people in there. Starkey Park East of Little Road is huge. There are plenty of boating opportunities available from kayaking and canoeing, to flats fishing, to boating down to Anclote Island and the Sand Bar for laying on the beach and relaxing. Weeki Wachee River, and the Springs is only about a 15 minute ride up U.S. 19 for more kayaking and canoeing, as well as just tubing down the River - you'll often see manatee in it as well. Hudson has ridiculously easy access to Tampa via the Suncoast Expressway - it's roughly 45 minutes to the Tampa Airport that way. North of us about a 10 minute drive is Spring Hill for even more shopping if you can't get enough here. We have a much more laid back lifestyle up here - Hudson started out as a fishing village back in the 1800's and it's still that way now - just more modern. Granted, Hudson isn't for everyone, but the Gulf access is good and the real estate prices and the real estate taxes are a whole lot cheaper than Pinellas County! Pasco County also has high end Gulf access real estate in Gulf Harbors and Flor-a-Mar in New Port Richey for those that are looking for a little more refined surroundings. Okay, I've stood on my soap box long enough! Hope the info helps those that have questions about our area.
