It is common practice for the appraisal to be paid for around the time of the appraisal. You will see it marked as POC (paid outside closing) on your attorneys worksheet. If the seller is paying the closing costs make sure you bring this to your attorneys attention so you get the proper credits.

I lived there many years ago -twice - I always loved it! Grounds were kept. Everything was clean, including the laundry rooms. There's even a recycling area. The manager used to have semi annual contests - during Christmas, prizes for whoever had the nicest decorations on their windows. Then in spring, for the nicest flowers planted. It was quiet, peaceful. I'm not sure if the same management company is still there. But I enjoyed it both times I lived there! ... more

Suffolk County has a down payment assistance program if you need assistance with down payment or closing cost. This is a great program to look into. You must apply for this program and it is a first come first serve basis you can go here for more information:

My house is for sale and is in Jacksonville, which one should conider for one reason, HURRICANES! If you decide to move anywhere in Florida Jacksonville should be on your list for this reason. I to work from home and am looking to sell my house for $200K. It has many ammenities and would be happy to discuss should you have an interest.

Do you have a financing contingency in your P&S and if so what is the date for the contingency? If your financing contingency date passes and you don't have a loan commitment yet and you are not able to close by the agreed upon closing date your deposit could be at risk. The other risk is you could loose the home if you are not able to close on time and if you are not able to get the seller to agree to extend the closing. They could potentially keep your deposit and accept another offer.

What is your lender saying? You need to stay on top of them and really understand what the issues are. I hope it works out for you. Good luck.
