I lend down to a 500 middle score. You need to have made on time payments for at least 1 yr, have no open disputes on your credit, no judgments, collections and or liens that are NOT in a payment plan. Also, if you declared bankruptcy, you mus not have missed any payments since the discharge. Let's discuss your loan scenario in more detail. Contact me at 800 315 8803. My name is Bart and I have been offering loans since 1987. I am happy to answer your mortgage questions, 7 days a week and review your loan scenario. Until then, I look forward to hearing from you.

It's called a mother-in-law suite. Contact a local realtor and let them know your search criteria. They'll find you a home.

Yes you can but if you are using this as a way to choose a listing agent for your property make sure you look at other things as well. Don't just pick the agent that says your property is worth the most in their CMA. Some agents will tell you a higher price in hopes of getting you to list your home with them but if you set the listing price to high in the beginning your home will just sit on the market with no offers. ... more

TIM hit the nails on their heads,
one thing I can add is that Lease/Option (rent to own) is tenuous and dangerous in the best of circumstances. It is the ultimate of Caviat Emptors in Real Estate: You are in a desperate situation, relying on the generosity and honesty of the Seller, there is no boilerplate form, there are no protections for you, not to mention what the future may bring. ... more

Two things. I have the perfect house for you, MLS# 211050793. West of Mt. Pleasant, 150' + nature lake frontage. Read for more details. Second, as an only child myself, we value the time we have alone. When I went to school, I would come home and busy myself in my room playing, doing homework, and generally winding down from being exposed to other kids all day. My parents were both educators, and thankfully knew the value of allowing me "me" time. I'm all growed up now :) and doing well, and still value my "me" time. If the property is well priced and under average price in that neighborhood and you really want it, I suggest yo to offer not less than the 95% of the current asking price without any contingencies and i am sure you will have a full executed contract with the seller, but.....let your agent do the job for you and if you do not have a realtor yet, then interview yourself 3 of them and hire one ! ... more

The most important step is to find an agent who you know you can trust. Ask your friends and famiy for references, and then do your homework. You can tell alot about an agent just by having a discussion with them. Find an agent who cares about you and your particular situation, and who isn't in a hurry. Stephen Covey, says that "people don't care what you know until they know that you care" If you do the research, you will find an agent who cares. They do exist, and they will take good care of you. They will direct you through the entire process, and it will be an enjouyable experience. Good Luck! ... more
