The BPC listing linked above is sold. To answer your question: Battery Park City tax. Condo owners in BPC do not pay RET (real estate tax) BPC is on leased land from a NY state agency Battery Park City Authority. Instead PILOT is payed. Payment in Lieu of Tax.

However, this is starting to change
Remember, most of BPC s relatively new. When other new buildings are built in Manhattan, their common charges are discounted for the first few years. Many of those discounts are now expiring and their common charges are about the same as Battery Park city.
Since 9/11, the area has experienced a transformation. New stores, new condos, new transportation hubs. This is an area about to explode in value.

Most routes pass through downtown at the southern tip of Manhattan, without knowing exactly where you are commuting from I can tell you that the E is across from the most western part of Battery Park City at world trade center, and on the eastern side of BPC you have the 4,5, @ Bowling Green and also the R & 1 at Rector St. Try Hopstop.com or the NYC subway map links for additional info... Yhere are also a number of bus lines the M22 runs directly into BPC ! ... more

Appraisals are ordered and received mostly by the banks or sometimes a seller of a buyer orders an appraisal....Who do you expect to receive the answers from to your question on this website, appraisers or banks? There will be a wide range of $/PSF depending on the floor, size, level of amenities, land ownership/landlease, etc. You should look at sales comps and research carefully what things were factored in in each case to come up with the price determination....

Also some appraisers just value properties at exactly the same amount as the bank needs to give financing....appraisers get paid 300-500 for an appraisal, they spend 5 minutes int he apartment and don't really do a great job, especially if they are out of towners and do not know Manhattan market that well

That really depends on each condo and each management company. Please read the offering plan for each condo.

Like many other properties in Battery Park City, the condos in Battery Park City don't own the land underneath the buildings. In this case, the buildings lease the land from the Battery Park City Authority, a public agency that was formed in the 1960s to develop the then-nascent neighborhood.

The land-rent fees get rolled into the monthly condo fees that owners pay. In Battery Park City, the current amount paid toward ground rents range from about $30 dollars a month to several hundred dollars per condo unit, depending on the building.

What sets the Battery Park City condos apart from other properties is how the ground rents were scheduled to rise over time. Most buildings with ground leases have long-term agreements spanning around 100 years with predicable price rises.

If I know the monthly cc I add it plain and simple. Yes it is always better to present as much information in the listing as possible.

Please work with an experienced and licensed real estate broker. That is the best way to find a place in Manhattan. Be wary of brokers that work with only one company. Remember they are doing a job to sell out their unit. Work with a buyer's broker that can show you many places.

Look at the Condo Restrictions. Ask the management company and ask your broker. Usually condos can be rent. Look at the Bylaws. Also ask the seller.
