Yes, Georgia, I have, and it's unpleasant.

Basically, you have to gently ask your Board of Directors to consider that getting FHA approval and getting YOUR CONDO FREAKING SOLD would really help everybody's home values, and that they don't have to do anything except say, "Yes," because you're going to pay for it and see to it that it gets done. And then repeat until they consent!

I've only been listed 31 days, but this journey began nearly 6 months ago with renovations, credit repair, & staging. HGTV has been an awesome companion, along with sites like this.

Yes, your agent does matter... Any agent can "list" your home in the MLS. Most agencies offer reciprocity -- meaning they share their listings and cooperate with other companies in order to market your home to more buyers. However, the biggest concern for you should be to find an agent that you feel comfortable with (do you understand all the information that they're sharing with you? Do you feel comfortable asking them questions and with the answers they provide?) and that you are confident in their skills to market your home!

Am I panicking? No. But I am concerned at the lack of interest. Is this just a bad week or something? Everyone told me the first month of a listing is when it gets the most interest, and to only have 1 viewing in that entire time...yeah, thats disconcerting and makes me nervous. I can stage things to the nines, but if no one comes in here it wont matter.

Also, the fact that not one single condo unit has gone under contract in Batavia since December is an anomaly I wish someone could explain. I knew it was slow, but how does an entire part of the market screech to a halt?

Yes, Ive asked a lot of questions on here. Im a first-time seller who wants to be proactive, thats all. I was truly hoping my low price and great staging would lead to decent traffic, but Im wondering now if Ill still be here when the snow flies again next winter despite all my efforts. I apologize for the venting. Its what I do.

Not uncommon, but like my colleagues have suggested, the low activity often indicate that you may be overpriced. It could be other factors; I always suggest a review of all the other marketing materials prior to a price drop, are the pictures clear and well lit? Are the descriptions warm and inviting? Are you displayed in sites like Trulia, Craigslist and dozens of others?
Keeping the house "show ready" is hard, but here are a few tricks. Eat out often to minimize food odors & clean ups. Have places ready to stash blankets, newspapers & clutter you use every day but don't want out for showings. Realize this is not your home; it's a piece of merchandise until it sells.
