Probably one of the best ways to cut through the clutter on the home buying thing is to schedule a call with a realtor in your area. Find one that is patient and will make time to answer all of your questions. If they seem too rushed or want to push straight to making you sign some sort of paper, just move on to another. A good realtor will have connections to good mortgage bankers who will fill in additional fuzzy spots for you and will help determine what you can afford - they will be familiar with many, many loan programs.

Even if you switched fields, it may still not matter. If you are salaried, and are making more, the field of work definitely does not matter. If you are paid hourly, a longer time frame would be needed on the new job, but a different field still may be ok depending on the structure of the hours. If you are commissoned than you will need to be in the same field and demonstrate that the pay will be at least similar to your past commissions which really takes time to show on the new job.
