Hi there - two great towns, and they are often included in the same search. Sitting on either side of 78, both have great access to highways generally and specifically to NYC. And as Jennifer has so well captured, Basking Ridge inventory is moving very well. Consider that a normal/balanced market is 5-6 mo to sell and anything less is a Seller's Market - anything more a Buyer's Market by degree. Warren at around 7 months is moving sell as well.
I
Both have well respected schools - and the quality of schools and access to highways/NYC are among top deciding factors for most of our Basking Ridge has 2 train stations and bus service to the city - Warren does not. Basking Ridge does have lots of parks, but we have very nice facilities in downtown Warren as well as sports fields elsewhere in town.

Two great towns - recommend you look at them - and the inventory availalbe to you in parallel

We moved from Bridgewater to Basking Ridge NJ about 9 years ago without regrets. Our children attended the Basking Ridge School school system grades 4-12. They had the opportunity to participate in the many community cultural and academic programs. You'll find plenty of fun activities offerred through Bernards Township website. The competitive school system provided our kids the educational tools and prepared them for the rigors of higher education. Good luck and hopefully we'll be neighbors. ... more

Hi Frankie, doesn't look like you've been on Trulia lately but just in case you check back, I thought you would find my recent Blog Posts on activity in Warren and Basking Ridge to be interesting:

Basking Ridge: http://www.trulia.com/blog/jeanne_feenick_-_new_jersey/2010/08/basking_ridge_homes_sales_strong_again_in_july_-_see_results_here

Warren: http://www.trulia.com/blog/jeanne_feenick_-_new_jersey/2010/08/warren_township_closed_sales_for_july_shows_progress_across_all_price_points

Basking Ridge has weathered the downturn much better than surrounding communities, including Warren. Both communities remain popular and in demand, but of 4 buyers I am now working with, 3 of them have prioritized Basking Ridge over Warren. I think in part this has to do with the fact that Basking Ridge has the access to train and bus service to NYC. Also the schools are very highly regarded, perhaps nudging over Warren in the view of many. And then there is "The Hills" - hugely popular - offering new(er) townhomes and homes at varying price points.

So if you are still considering a move - please reach out to me - I can, and would be honored to, assist you on all sides.

Best,
